GTC and PAUL Tech to decarbonise residential portfolio in Germany

Mannheim / Warsaw, 14 July 2025 – GTC together with PAUL Tech AG have announced a strategic partnership to sustainably upgrade GTC residential portfolio in Germany. The ESG-driven endeavor will provide climate-neutral heating to nearly 4,800 residential units. GTC is a leading real estate investor and developer with 30 years of experience and strong sustainability credentials. 93% of its portfolio is certified as Green Buildings (LEED, BREEAM, DGNB).
At the turn of year GTC acquired the portfolio as part of its entry into the German market, with a clear focus on sustainable value creation in existing properties. The portfolio is concentrated around the cities of Kaiserslautern, Helmstedt and Heidenheim. Most of the buildings were constructed between 1950 and 1969 and currently face challenges related to low energy efficiency and high carbon emissions due to outdated fossil-fuel heating systems. Through targeted ESG investments and comprehensive modernization efforts, the portfolio is expected to achieve significant improvements in building quality.
Beginning in July 2025, the first properties will be equipped with PAUL Net Zero, an integrated technology platform that combines AI-driven energy optimisation, highly efficient heat pump systems and – where feasible – photovoltaic installations. This will enable the buildings to achieve climate-neutral heating and be upgraded to energy efficiency class A.
