GTC and PAUL Tech to decarbonise residential portfolio in Germany

Klaus Schmidtke

Mannheim / Warsaw, 14 July 2025 – GTC together with PAUL Tech AG have announced a strategic partnership to sustainably upgrade GTC residential portfolio in Germany. The ESG-driven endeavor will provide climate-neutral heating to nearly 4,800 residential units. GTC is a leading real estate investor and developer with 30 years of experience and strong sustainability credentials. 93% of its portfolio is certified as Green Buildings (LEED, BREEAM, DGNB).

At the turn of year GTC acquired the portfolio as part of its entry into the German market, with a clear focus on sustainable value creation in existing properties. The portfolio is concentrated around the cities of Kaiserslautern, Helmstedt and Heidenheim. Most of the buildings were constructed between 1950 and 1969 and currently face challenges related to low energy efficiency and high carbon emissions due to outdated fossil-fuel heating systems. Through targeted ESG investments and comprehensive modernization efforts, the portfolio is expected to achieve significant improvements in building quality.

Beginning in July 2025, the first properties will be equipped with PAUL Net Zero, an integrated technology platform that combines AI-driven energy optimisation, highly efficient heat pump systems and – where feasible – photovoltaic installations. This will enable the buildings to achieve climate-neutral heating and be upgraded to energy efficiency class A.

"For years, the GTC Group has cultivated a strong commitment towards sustainable building practices and the reduction of its carbon footprint. Through this collaboration and PAUL Net Zero platform, we are implementing effective measures that reduce environmental impact while enhancing long-term value for our stakeholders."

This partnership supports:

  • GTC’s ESG objectives in the new German market
  • Scaling of the PAUL Net Zero platform at the portfolio level
  • Improvement of energy efficiency, CO₂ reduction, and residential quality

"We are proud to accompany GTC on its path toward a sustainable real estate portfolio in Germany. This collaboration not only supports GTC in realising its ambitious ESG goals in a strategically important market but also demonstrates the transformative potential of our technology. By implementing PAUL Net Zero, we are decarbonising the heating infrastructure of thousands of homes - improving energy efficiency, reducing emissions and enhancing living standards. At the same time, this partnership allows us to further scale our platform and actively contribute to the acceleration of the energy transition across the housing sector."
